Bayview Beach Resort Penang is a long-established beachfront hotel in Batu Ferringhi, Penang, that is preparing for a major transformation. After decades as one of the familiar hotels along the Batu Ferringhi coastline, the resort is scheduled to close on 15 October 2026 for extensive refurbishment. It is expected to reopen in the first half of 2028 as Ascott Batu Ferringhi Penang, bringing a new brand and substantially upgraded facilities to the site.1

Bayview Beach Resort Penang occupies a prominent beachfront location along Batu Ferringhi, one of Penang Island's best-known seaside resort areas. The hotel has long catered to holidaymakers looking for a conventional beach-resort experience, with its location providing convenient access to the sandy coastline, restaurants, shops and other tourist facilities of Batu Ferringhi.
For many Penang residents and visitors, Bayview Beach Resort has also been more than simply a place to spend a night. Its restaurants, swimming pools, function rooms and banquet facilities have made it a venue for family gatherings, weddings, business functions and Sunday meals. The resort has consequently become part of the familiar landscape of Batu Ferringhi.
The resort currently has 365 rooms and is classified as a four-star hotel. Its facilities include swimming pools, a children's pool, gymnasium, tennis facilities, watersports, a children's play area and other recreational amenities. The resort also has two restaurants and three lounges or bars.3
One of the hotel's greatest advantages has always been its location. Bayview Beach Resort stands directly along Batu Ferringhi Beach, allowing guests to combine a conventional hotel stay with easy access to one of Penang's most popular coastal areas.
Batu Ferringhi is located on Penang Island's northwestern coast and has developed into the island's principal resort district. The area is lined with hotels and holiday accommodation, restaurants, cafés, shops and tourist attractions. The coastline itself is particularly popular in the late afternoon, when visitors come out to enjoy the sea breeze and sunset.
The location also makes Bayview Beach Resort useful as a base for exploring the wider northern part of Penang Island. The hotel is within easy reach of other Batu Ferringhi attractions, while the historic hill station of Penang Hill and the cultural attractions of George Town are accessible by road.
The resort was designed as a full-service holiday property rather than simply an accommodation block. Its facilities include swimming and children's pools, a gymnasium, tennis facilities, watersports, pool tables and children's recreational areas.3
The hotel also has extensive facilities for meetings, weddings and other functions. Its largest function space, the Grand Ballroom, can accommodate up to 1,300 people in theatre seating, making the resort one of the larger event venues in the Batu Ferringhi area.3
These facilities have given the resort a role extending beyond tourism. While holidaymakers form an important part of its clientele, the hotel has also served the local community through banquets, weddings, corporate events and family celebrations.
The planned closure is part of a much larger change in ownership and positioning. In November 2025, Oriental Holdings Berhad announced plans to acquire Bayview Beach Resort Penang together with Bayview Hotel Georgetown and Bayview Hotel Langkawi in a combined transaction worth RM411 million.4
As part of the transaction, the hotels are being repositioned under brands operated by The Ascott Limited. The intention is not simply to put a new sign on the existing buildings. The properties are to undergo substantial refurbishment so that they can meet the standards and design requirements of their respective new brands.
For Bayview Beach Resort Penang, the planned refurbishment is estimated to cost approximately RM107.62 million. The work is expected to cover the building façade, wall finishes, lobbies, common areas, facilities, structural repairs, guest rooms and essential mechanical and electrical systems.1
The resort is scheduled to close to guests on 15 October 2026 before the major renovation work begins. Recent reports from guests and local media have also confirmed the October closure, making 2026 the final year in which visitors can experience the property under its long-standing Bayview Beach Resort identity.5
The closure has a nostalgic significance for some longtime visitors. Bayview Beach Resort has been part of Batu Ferringhi's tourism scene for decades, and generations of families have stayed there during school holidays and other vacations. The resort has also hosted weddings, Sunday lunches, family gatherings and corporate events over the years.5
For visitors who have fond memories of the hotel, the period before the closure therefore represents a final opportunity to experience Bayview Beach Resort in its present form. The hotel has reportedly been promoting its Sunday buffet and other offerings as part of this final period before renovation.5
Following the renovation, the property is targeted to reopen as Ascott Batu Ferringhi Penang. The Ascott brand is part of The Ascott Limited, a major international hospitality company whose portfolio includes serviced residences, hotels and other accommodation brands.
The transformation is significant because the new property will become part of Ascott's flagship brand rather than simply continuing under the Bayview name. Corporate documents state that the refurbished hotel is intended to meet the specifications, quality and standards associated with the Ascott brand, including requirements relating to construction, interior finishes, furnishings, facilities and amenities.6
The redevelopment is therefore expected to involve considerably more than cosmetic improvements. Guest rooms, public areas, facilities and other parts of the resort are scheduled for upgrading as part of the repositioning. The objective is to create a substantially refreshed resort while retaining the property's valuable beachfront location.
The official corporate documentation gives a target of the first half of 2028 for the rebranded hotel to commence operations.2 This means that the property is expected to be closed for roughly the period from late 2026 through 2027 and into the first half of 2028, although the actual reopening date may depend on the progress of the renovation and the necessary approvals.
Ascott's own corporate communications have also identified the three Bayview properties being repositioned by Oriental Holdings as conversion projects, with Bayview Beach Resort Penang becoming Ascott Batu Ferringhi Penang by 2028.7
Although the building will remain on the same beachfront site, the Bayview Beach Resort that longtime guests remember will effectively come to an end in October 2026. The name, branding, interiors and guest experience will change as the property is transformed into the new Ascott hotel.
In that sense, the renovation marks both an ending and a beginning for one of Batu Ferringhi's established hotels. The physical location will remain familiar, but the property will be aimed at a new generation of travellers and will operate according to a different international hotel brand.
The redevelopment of Bayview Beach Resort comes at an interesting time for Batu Ferringhi. The district has long been one of Penang's principal resort destinations, but its established hotels are increasingly having to compete with newer accommodation, changing traveller expectations and evolving international hotel brands.
The conversion of Bayview Beach Resort into Ascott Batu Ferringhi Penang represents an attempt to give an established beachfront property a new lease of life. Rather than replacing the hotel with a completely new development, the project will retain the existing resort and invest heavily in its refurbishment.
For Penang, this means that one of Batu Ferringhi's familiar landmarks is set to remain part of the coastline for years to come, albeit under a different name. For former Bayview guests, however, October 2026 marks an important date: it is the end of the Bayview era and the beginning of the transformation towards Ascott Batu Ferringhi Penang.
Visitors who would like to experience Bayview Beach Resort before its transformation should plan their visit before 15 October 2026. The hotel remains an operating resort until the closure, although availability and facilities may change as the closing date approaches.
For those with an interest in Penang's tourism history, a final visit can be more than simply a hotel stay. Bayview Beach Resort has been part of Batu Ferringhi's hospitality landscape for many years, and its closure provides an opportunity to see the property in its original form before the major renovation changes its appearance and character.
When the hotel eventually reopens as Ascott Batu Ferringhi Penang, it will be interesting to compare the renovated resort with the Bayview Beach Resort that preceded it. The beachfront will be the same, but the hotel itself is set to begin a distinctly new chapter in its history.
