The Boon Lay Planning Area (Simplified Chinese: 文礼, Traditional Chinese: 文禮, Pinyin: Wén Lǐ, Malay: Boon Lay, Tamil: பூன் லே) is a suburban district located in the West Region of Singapore. Covering a land area of 3.19 square kilometres, it has a population of about 34,100 as of 2020, giving it a population density of roughly 10,700 persons per square kilometre1. Boon Lay falls within Postal District 22, which also covers parts of Jurong and Tuas.
The name Boon Lay comes from Chew Boon Lay, a wealthy Chinese businessman and plantation owner in the early 20th century. He owned large tracts of land in western Singapore that were used for rubber and pineapple plantations2. In the 1960s, the Housing and Development Board (HDB) redeveloped the area into one of the earliest new towns in Jurong, designed to house workers employed in the rapidly industrialising west. Today, Boon Lay has grown into a mature estate with housing, industries, and modern amenities.

“Boon Lay” is pronounced as Boon-lay in English, with the International Phonetic Alphabet (IPA) form /buːn leɪ/. The name directly honours Chew Boon Lay, reflecting the tradition of naming places in Singapore after notable landowners and community figures.
Boon Lay is located in the southwestern part of Singapore. It is bordered by Jurong West to the north, Pioneer to the west, and Jurong East to the east. To its south lies the Straits of Johor, giving the planning area a coastal frontage. Though small in size, Boon Lay plays an important role as part of the greater Jurong industrial and residential region.
Boon Lay is served by several key roads and expressways. The Ayer Rajah Expressway (AYE) and Pan-Island Expressway (PIE) provide east-west connectivity, while arterial roads like Jalan Boon Lay and Boon Lay Way link the town internally and to neighbouring areas.
The area is well connected by the MRT network:
Boon Lay is primarily residential, with a mix of HDB flats and a few condominiums. Compared to central areas, housing is more affordable. As of 2024:
These price levels make Boon Lay attractive for families and workers in nearby Jurong and Tuas industrial estates.
Despite its industrial heritage, Boon Lay offers several community and recreational attractions:
Boon Lay is a lively town, especially around Jurong Point and Boon Lay MRT. The area has several hawker centres, including Boon Lay Place Food Village, which is famous for its nasi lemak stalls. Schools such as Boon Lay Secondary School, River Valley High School, and Jurong Junior College serve the area. With community centres, parks, and convenient amenities, it remains a popular location for families and workers in the west.
One fun fact about Boon Lay is that it was once considered the westernmost MRT terminal in Singapore, when Boon Lay MRT Station served as the last stop on the East West Line from 1990 until 2009, before the line was extended to Pioneer and Joo Koon5.
