Cheras is a large suburban area spanning parts of Kuala Lumpur and Selangor, with the Selangor portion lying primarily in Hulu Langat / Kajang. Once largely plantations and tin mining land, it has developed over decades into a highly residential, commercial, and transit-oriented neighbourhood. 102

History and How the Town Was Established

The area now known as Cheras was once largely rural, comprising tin mines, plantations, estates and kampung settlements. In the early 1900s, settlers including Hakka Chinese moved in to work in mining and plantations. 105 Over the decades as Kuala Lumpur expanded, many of the plantations were replaced with housing estates and commercial centres. 56

Cheras’ growth accelerated with improved transport links: the Cheras-Kajang Expressway (E7) opened in 1999, easing traffic between Cheras and Kajang. 4134 More recently, the extension of MRT lines and elevated highways like SUKE have enhanced connectivity and triggered new development. 62

Characteristic of the Neighbourhood

Cheras is highly heterogeneous in character. Some parts are very mature with older terrace houses, walk-up flats, shops and street-life; other parts have seen dense development of mid-rise condominiums and mixed commercial/residential projects. 52

The Malaysia-Selangor administrative border bisects Cheras; this sometimes leads to dual jurisdiction issues (services, local government) depending on which side a property is. 5 Also school & commercial amenities are abundant; food culture is vibrant (night markets, malls, local eateries). 155

For non-landed residential properties (e.g. apartments, condos) in Cheras (Selangor side), the median price psf is about RM 347, with median transaction price ~ RM 330,000, in the period from April 2024 to March 2025. 3

For landed terrace houses, median transaction price is about RM 600,000, with psf ~ RM 445 in similar recent periods. 11 Land deals in Cheras have ranged significantly: some landed property transactions in prime zones have fetched over RM 700,000. 8

Accessibility and Transportation

Cheras is served by several major road-networks and expressways: Cheras-Kajang Expressway (Grand Saga, E7), Shah Alam Expressway (KESAS, E5), Sungai Besi-Ulu Klang Elevated Expressway (SUKE, E19), and the East-West Link Expressway. 637342

Public transit is strong: the Sungai Buloh–Kajang MRT Line has many stations in Cheras. 221 There are also feeder buses, LRT extension access, and good road connectivity for car travel. 5

Cheras has the longest weekly night market in Kuala Lumpur / Selangor — the Taman Connaught Pasar Malam, stretching over 2 kilometres of stalls. 15 Also, many people don’t realize that some parts of Cheras are under Selangor administration (Kajang / Hulu Langat), which affects things like property tax, council fees, and even utility service providers. 5
