Bayfront is a subzone of the Downtown Core Planning Area in Singapore. Covering 0.5212 sq km, Bayfront has no residential population as of 2024, reflecting its primary role as a commercial, leisure, and tourism-focused district. The subzone is internationally recognized for its waterfront attractions, iconic architecture, and its pivotal role in Singapore’s Marina Bay development.
Bayfront is strategically positioned within the Downtown Core. It is bordered by Marina Centre to the north, Marina South to the east, Central Subzone to the southwest, and Clifford Pier Subzone to the west. The subzone stretches along the southern waterfront, providing panoramic views of Marina Bay and direct access to Marina Reservoir.
Bayfront does not have a residential population. Its transient daytime population comprises tourists, business visitors, and employees working in offices, hotels, and entertainment venues within the subzone. The lack of permanent residents underscores its identity as a commercial and recreational hub rather than a residential area.
The subzone is dominated by mixed-use developments combining commercial, hospitality, and entertainment facilities. Iconic structures such as Marina Bay Sands, The Shoppes at Marina Bay Sands, and ArtScience Museum define Bayfront’s skyline. The district is a landmark destination for international tourism, conventions, and large-scale events, giving it a vibrant and cosmopolitan character.
Bayfront enjoys excellent transport connectivity. It is served by the Downtown MRT Line at Bayfront MRT Station and is near Marina Bay MRT Station on the Circle and Downtown Lines. Several bus routes connect the subzone to the wider Downtown Core, Orchard Road, and Marina South. The proximity to major roads and expressways facilitates access to Changi Airport and other parts of Singapore.
While Bayfront lacks a residential community, it offers extensive amenities for visitors and workers. These include luxury hotels, world-class restaurants, shopping malls, event venues, and cultural attractions. Marina Bay Sands Convention Centre and nearby entertainment facilities host international conferences, exhibitions, and performances, making the subzone a hub of activity and engagement.
Bayfront’s identity is closely tied to Marina Bay and Singapore’s global city image. It is synonymous with modernity, luxury, and innovation. Its waterfront promenades, striking architecture, and public spaces for events and festivals contribute to a strong sense of place, both for tourists and locals.
Bayfront is home to Singapore’s most iconic landmarks. These include the Marina Bay Sands SkyPark, ArtScience Museum, Gardens by the Bay, and the Helix Bridge. The subzone hosts seasonal light shows, fireworks displays, and waterfront events, making it one of Singapore’s most visually spectacular and visited areas.
There are no HDB flats within Bayfront, as the subzone is non-residential. Real estate consists of luxury hotels, serviced apartments, office towers, and retail developments. Commercial properties dominate the market, attracting international investors and high-profile businesses. Leasing and sales prices are among the highest in Singapore due to the subzone’s prime waterfront location and world-class amenities.
Bayfront is part of the Marina Bay reclamation project and is often featured in global media as the face of Singapore’s modern skyline. It hosts the annual Formula 1 Singapore Grand Prix in the streets surrounding the subzone, adding to its global recognition.
