The Serangoon Planning Area (Simplified Chinese: 实龙岗, Traditional Chinese: 實龍崗, Pinyin: Shí Lóng Gǎng, Malay: Serangoon, Tamil: சிராங்கூன்) is a key residential district in the North-East Region of Singapore. Covering a land area of about 10.1 square kilometres, it is home to a population of approximately 116,310 (2020). The area is most famous for its charming neighbourhood of Serangoon Garden, its central location, and its mix of public housing and private estates that give it a balanced and vibrant community character.

History of Serangoon

Serangoon’s name is believed to be derived from the Malay word “serang” (to attack) and “gong” (a drum), though there are also suggestions that it could be linked to the Malay word for “stork” (burung seranggong). In the past, Serangoon was home to agricultural lands, villages, and plantations. By the mid-20th century, Serangoon Garden emerged as a popular residential estate for British servicemen, developing into one of Singapore’s first suburban private housing estates. The rest of Serangoon underwent major development in the 1970s and 1980s as part of Singapore’s Housing and Development Board (HDB) expansion, transforming it into a well-connected housing town.

Geography and Boundaries

The Serangoon Planning Area is located inland in the North-East Region. It is bordered by the Ang Mo Kio Planning Area to the west, Bishan Planning Area to the southwest, Toa Payoh Planning Area to the south, Hougang Planning Area to the east, and Sengkang Planning Area to the northeast.

Serangoon is well connected through major roads including Upper Serangoon Road and Bartley Road. The Central Expressway (CTE) runs nearby, linking residents quickly to the Central Region. The town is served by Serangoon MRT Station, an interchange between the North East Line and the Circle Line, providing residents with easy access across Singapore. Bartley MRT Station on the Circle Line also serves the area, further boosting connectivity.

Residential Character

Serangoon offers a balanced mix of public and private housing. While large parts of the town are made up of HDB estates, Serangoon Garden is well known for its landed houses, terraced homes, and cluster housing. Private condominiums have also been developed in recent decades, offering modern amenities to residents. As of 2025, HDB resale flats in Serangoon typically cost between SGD 520,000 and 680,000 for 4-room units, while private condominiums average around SGD 1,550–1,950 per square foot (16,685–20,989 per sq m). Landed properties in Serangoon Garden range widely, often starting from SGD 3.5 million upwards. Rentals for 3-bedroom condominiums range from about SGD 3,500 to 5,200 per month.
